Landlord Gas Safety Responsibilities
The Gas Safety (Installation and Use) Regulations 1998 provides details of your landlord gas safety duties with regards to ensuring that all gas appliances, flues and gas-related fittings are all fitted properly and tenants are safe.
If you are a landlord or property letting agent, responsibility falls to you for the safety of your tenants whilst on your premises.
In summary, you must maintain and, if necessary, repair all gas fittings and appliances that you have provided to the property.
Landlord’s Gas Safety Certificate
You are also required to make sure that the property is visited by a registered Gas Safe Engineer annually, to undertake a gas safety check, and that a Gas Safety Certificate is issued.
Gas Safety check records must be kept for a minimum of two years and a copy of the certificate also issued to your tenant, within 28 days of the check taking places, and to all new tenants on moving in.
